The Primary market is not moving at one speed

I want to start with the number that matters most. Redfin put the U.S. median days on market at 49. The Real Estate Data Aggregator counted a range of 56 to 80 days across this market for the three months ending August 31, 2026. That is not one market. That is several markets sharing a zip code map.

Piscataway is the quickest at 56 days, and it actually got 6 days faster than the same period in 2025, according to the Real Estate Data Aggregator. Edison is the slowest at 80 days, and it got 12 days slower year over year. That is a 24-day gap inside one market. The town you pick, or the town your home sits in, changes your timeline by weeks.

Where buyers are competing hardest

Days on market tells you speed. The share of homes that sold above list price tells you how hard buyers are fighting. The Real Estate Data Aggregator counted 68.5% of Piscataway homes selling above list price in the three months ending August 31, 2026. That is the highest share in this market. Edison came in at 46.4%, down 14.6 points from a year before. Fewer bidding wars, more room to negotiate.

How much supply each town is carrying

Months of supply tells you how long the current stock would last if no new homes came on. East Brunswick had the least, at 2.7 months, per the Real Estate Data Aggregator. North Brunswick and New Brunswick each sat at 4.0 months. More supply means sellers face more competition from other listings. That number shapes your price strategy more than almost anything else.

Prices are still mostly up, with one exception

East Brunswick is the one town where the median sale price slipped, down 1.3% year over year according to the Real Estate Data Aggregator. That is a small dip, not a collapse. Homes there still sold above list price more than half the time, at 55.1%. But it is worth knowing before you pick a number. Redfin reported that New Brunswick home prices fell 0.6% month over month as of October 20, 2026, which lines up with the softer picture in parts of this market.

The wider picture adds some context

Nationally, the National Association of Realtors counted 1.60 million homes for sale in September 2026, with existing-home prices up 1.3% year over year. Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That rate is still high enough to slow some buyers. It may be part of why Edison and Monroe Township saw a smaller share of homes go under contract within two weeks, at 21.8% and 21.4% respectively, per the Real Estate Data Aggregator.

The Real Estate Data Aggregator counted 1,000 homes sold across the Primary market in the three months ending August 31, 2026, up 2.8% from a year before. Pending sales rose just 0.3%. New listings fell 3.5%. So more homes are selling, but fewer new ones are coming on. That keeps supply tighter than the months-of-supply numbers might suggest.

What this means for you

If you are selling, the town your home sits in sets the clock. A Piscataway seller is working with 56 median days and 2.8 months of supply. An Edison seller is working with 80 days and 3.9 months. Same county, very different conversation. Pricing off the wrong town's numbers costs you time and money.

If you are buying, Piscataway and East Brunswick have the least supply and the fastest pace. Monroe Township and Edison have more breathing room. Realtor.com put the U.S. median days on market at 61 days for the week ending October 10, 2026. Several towns here are slower than that national figure. Knowing which one you are shopping in changes how fast you need to move.

In short
  1. For the three months ending August 31, 2026, days on market ranged from 56 in Piscataway to 80 in Edison, and months of supply ranged from 2.7 in East Brunswick to 4.0 in North Brunswick and New Brunswick.
  2. One street can read very differently from the whole ZIP code.
  3. The number that matters is the one for your specific home, not the market average.
