More inventory is showing up in parts of Middlesex County

Real estate, Middlesex County

Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 1,096 homes for sale across the eight ZIP codes it tracks in Middlesex County for the three months ending August 31, 2026. That is up 7.6% from the same period a year before. More supply means buyers have a little more choice. It also means sellers are competing harder for the same pool of buyers.

Realtor.com reported that active listings nationwide topped 1.16 million in September, up 5.5% year over year. Middlesex County's 7.6% rise is running a little faster than that national pace. That is worth noting if you are thinking about your price.

The inventory jump is not the same everywhere

Two areas stand out. The Real Estate Data Aggregator counted 117 homes for sale in Old Bridge (08857) for the three months ending August 31, 2026. That is up 50% from a year before. In North Brunswick (08902), homes for sale rose 37.9% to 120. Those are big moves. Buyers shopping in either town have more options than they did last summer.

Not every town moved the same way. The Real Estate Data Aggregator shows homes for sale in Piscataway (08854) actually fell 5.6%, in New Brunswick (08901) fell 9.5%, and in East Brunswick (08816) fell 12.1%. Those three areas have less competition among sellers, not more.

What more inventory is doing to days on market

In the areas where inventory climbed most, homes are also sitting longer. The Real Estate Data Aggregator put the median days on market in Edison (08817) at 80 days for the three months ending August 31, 2026, up 12 days from a year before. Old Bridge came in at 63 days, up 9 days. North Brunswick reached 74 days, up 3 days.

Piscataway is the clear exception. The Real Estate Data Aggregator shows homes there sold in a median of 56 days, six days faster than the same period last year. Inventory there fell, sales rose 34%, and pending sales climbed 23.1%. That is a tighter market inside a county that is otherwise loosening.

Prices are still rising in most areas, but the edge is smaller

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Most of these Middlesex County ZIP codes are keeping pace or beating that, but the advantage sellers had a year ago is shrinking in some spots.

East Brunswick (08816) is the one area where the median sale price dipped, down 1.3% to $642,500 according to the Real Estate Data Aggregator. Homes for sale there also fell 12.1%, so it is not a flood of supply causing that dip. Fewer homes sold too, down 7.1%. That combination is worth watching if you own in East Brunswick.

Fewer buyers are going over asking in most areas

Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That national pattern shows up locally too. The Real Estate Data Aggregator shows the share of homes selling above list price fell in most of these ZIP codes compared with a year before.

Piscataway stands apart again. The Real Estate Data Aggregator shows 68.5% of homes there sold above list price, up 2.5 points from a year before. That is the strongest above-list rate of any area in this data set. Mortgage rates above 7%, as reported by Realtor.com, are putting pressure on buyers everywhere. In Piscataway, demand is still outrunning that pressure.

What this means if you are selling

More competing listings means buyers have more to compare your home against. The Real Estate Data Aggregator shows that across all eight ZIP codes, 1,000 homes sold in the three months ending August 31, 2026, up only 2.8% from a year before. New listings, though, fell 3.5% county-wide. So the inventory that is building is coming from homes that are not selling as fast, not from a wave of new listings.

Redfin reported that home sellers outnumber buyers by 63% in the U.S. housing market in September. That national imbalance shows up locally in the rising days on market across most of these ZIP codes. If your home is priced right and in good condition, it can still sell well. The Piscataway numbers prove that.

In short
  1. Inventory is up 7.6% county-wide, with Old Bridge up 50% and North Brunswick up 37.9%, per the Real Estate Data Aggregator.
  2. Homes are taking longer to sell in most areas.
  3. Piscataway is the exception: fewer listings, faster sales, and 68.5% of homes selling above list.
  4. Nationally, Realtor.com reports active listings topped 1.16 million and price cuts hit a four-year high.
  5. Pricing and condition matter more now than they did a year ago.

One more thing: these numbers cover whole ZIP codes. One street inside a ZIP can read very differently from the ZIP code overall. A block with newer homes, a cul-de-sac, or a school boundary line can shift the numbers meaningfully. If you want to know what is happening on your street, send me a note.
